Staying safe when renting or buying
Muhalli is an advertising platform. We do not own or manage the properties listed, and we never collect rent, deposits or purchase money. That means the checks below are yours to make — here is how.
Seven rules
- 1Inspect the property yourself, or send someone you trust, before you pay anything.
- 2Confirm who you are dealing with. Ask for the agent's Muhalli profile and a means of identification.
- 3Never pay into an account that does not match the person or agency you are dealing with.
- 4Collect a written, signed receipt for every payment, including the caution deposit.
- 5For any purchase or land transaction, use your own lawyer and confirm the title documents.
- 6Do not rely on photographs or WhatsApp messages alone.
- 7If an advertiser asks for money before you have seen the property, stop and report it to Muhalli.
Warning signs
- • The price is far below everything else in the area.
- • You are asked to pay a 'reservation' or 'inspection' fee before seeing the property.
- • The account name for payment does not match the agent or agency.
- • The photographs appear on other websites, or look like a different city.
- • The person will not meet you at the property.
- • You are pushed to pay today because 'someone else is coming'.
- • The agent avoids putting the total cost in writing.
What our badges mean — and what they do not
Information reviewed
A Muhalli team member checked that the listing details are complete and consistent.
We have not visited this property or seen ownership documents.
Availability confirmed
The advertiser confirmed within the last 30 days that this property is still available.
It may still have been taken since that confirmation.
Documents reviewed
Muhalli has seen the documents named on this listing.
This is not a legal opinion on title. Use your own lawyer before paying.
Muhalli inspected
A Muhalli representative visited this property and took or checked the photographs.
We do not guarantee the condition after the visit date, or the advertiser's conduct.
No badge is a guarantee. A verified advertiser is one we have identified, not one we underwrite.
Buying land
- • Instruct your own lawyer. Do not rely on the seller's lawyer.
- • Ask for the title document and have a search conducted at the lands registry.
- • Confirm the land is not under government acquisition or subject to a dispute.
- • Have the survey plan checked by an independent surveyor.
- • Visit the site with a neighbour or community representative present.
- • Pay by bank transfer to a named account, never cash, and keep every receipt.
Something wrong with a listing? Report it — you do not need an account.
